When a contract for the provision of services between individuals is concluded, the tax is paid by the one who receives the remuneration. Sometimes the question of the need for a concierge in the house comes down to the amount that is charged from the residents of the house (most often the collection takes place by apartment) to pay him a premium. Concierge responsibilities include:

  • know all the residents of the house;

  • after handing over his shift, the shifter needs to check the integrity of the locks in the basements, as well as the electrical panel, at the garbage collection points and at the exit to the roof of the house, the results of which should be recorded in the journal;
  • if necessary, submit special requests for the replacement of lamps, both in the corridor and in elevators;
  • promptly respond in case of emergency systems, such as security and life support systems;
  • if the residents of the house have any problems associated with a breakthrough in the sewerage system, a disruption in the operation of heat supply, water supply, as well as breakdowns in elevators and more, the concierge must take appropriate measures;
  • in the cases indicated above, the concierge must quickly report the problem to special services and record this fact in the application log;
  • if necessary, assist the chairman of the board of the housing cooperative and convey to the knowledge of the residents of the house all the information necessary for them;
  • carefully monitor the timeliness of turning on and off the lighting in the yards near the house;
  • monitor the detection, as well as the prevention of violations of the rules of parking of motor vehicles.

Concierges are not allowed to:

  • disseminate information about the inhabitants of the house;
  • drink alcoholic beverages, as well as use narcotic substances during their duty;
  • the concierge is not responsible for the safety of the property of the tenants, as well as for their apartments.

Access mode

The admission to the house is carried out according to the following regime:

  • the entrance to the house takes place with the help of a special magnetic key or by calling the concierge;
  • if a visitor comes to any of the tenants, he is obliged to inform the concierge about it. The latter reports this visit to the tenant himself and receives an order on whether it is worth letting this guest in or not, which should be recorded in the journal.

The concierge at the entrance must:

  • conduct close monitoring of the safety of the residents, and if violations are detected, take measures;
  • make sure that petty hooliganism does not happen in the entrance. These include violations related to various types of offenses, such as defecation in the house, elevators, yard and in general on the territory of the facility, garbage disposal in inappropriate places, breakdown of elevators, railings, children's swings, etc.;
  • make sure that alcoholic beverages are not drunk at the entrance or near it. In case of detection of this fact of violation, the concierge is obliged to issue a warning, and as a result of non-response to it, call the police squad.

If the concierge does not properly perform or does not perform at all his duties prescribed in the job description, then he may be deprived of wages.

If the duty officer at the entrance does an excellent job with his work, then he has the right to receive remuneration, which is accrued from the funds of the housing cooperative, based on the monthly results of his work.

It is worth noting that the residents of the house have every right to refuse the services of a concierge and, in return, offer their person for this position, which should take place at a public meeting by voting. We advise you to avoid completely abandoning the duty officer at the entrance, if you are not satisfied with the way he does his job, just change him to another, more responsible concierge.
